Why it matters here

Slab pre-pour inspections on Sunbury builds

Our Sunbury slab jobs have shown internal beams formed less than half their required width, pods sitting loose inside beams, mesh resting on service pipes and vapour barrier laid over the steel. Each one is cheap to fix today and impossible to fix tomorrow.

What we find at this stage in Sunbury

  • Internal beam formed about 50mm wide against 110mm on the plans
  • Waffle pods loose and drifting into beams
  • Mesh touching service pipes
  • Vapour barrier lying on top of the steel
  • Too few bar chairs to hold cover
  • Shower recess not formed
Waffle pods left unfixed, free to drift and squeeze the beams narrower, found during a slab pre-pour inspection in Sunbury

FAQ

Slab pre-pour inspections in Sunbury: common questions

What is the most serious slab finding you see in Sunbury?

Undersized beams. One Sunbury slab had an internal beam formed at about 50mm where the plans called for 110mm, because pods had moved.

Why do loose pods matter?

A pod that drifts narrows the beam beside it. The beam then carries less load than designed, and nobody can see it once concrete is in.

Does the vapour barrier really matter?

Yes. It stops ground moisture rising through the slab, and it must sit under the steel and be lapped and taped, not draped over the top.

Will the pour be delayed?

Only if something needs fixing first. Most items are corrected by the concreter the same day.

Which standards apply?

AS 2870 for residential slabs and footings, the engineer's design and the soil report for your lot.

Do you need the soil report?

It helps. The engineering is designed around it, and the slab class it gives decides beam depths and steel.
