Wind, slopes and planning overlays in Sunbury VIC
Sunbury sits at around 300 metres above sea level, with estates on open hills and steep creek valleys between them. That exposure feeds into the wind classification under AS 4055, which sets bracing and tie-down design, and it can differ between a sheltered street and a hilltop lot. Some lots on the bushland fringe may also carry a bushfire overlay with a BAL rating. None of this should be assumed from the suburb: your engineering and your planning property report state the figures for your block.
Wind classification
Set for each lot by the engineer under AS 4055. Exposed hilltop lots may carry a higher class than sheltered ones.
Why it matters at frame
A higher wind class means more bracing and stronger tie-downs. Our frame inspection checks both against the engineering.
Slopes and retaining walls
Sloping lots bring retaining walls, which need drainage behind them. We have found agricultural drains missing at fixing stage.
Bushfire overlays
Some fringe lots may sit under a Bushfire Management Overlay. If yours does, the BAL rating affects windows, decks and cladding.
Where to check
The VicPlan planning property report lists overlays for your address, and the engineering states the wind class.
