Termites and timber pests in Sunbury VIC
In established Sunbury streets the timber pest risk comes from the setting: mature gardens, sleepers and mulch against walls, timber stored under houses and trees over roofs. In new estates the question is whether the specified termite management system is complete, which is easiest to see before the walls are closed. On one Sunbury frame we recorded the physical barrier not visible under the external walls and asked the builder to confirm the system. A building and pest inspection reports both live activity and the conditions that invite it.
Conducive conditions
Garden beds above the slab edge, climbers on cladding and leaking taps give termites moisture and hidden entry points.
Older homes with subfloors
Poor subfloor ventilation and stored timber raise the risk of termites, borers and decay.
New homes
Termite management is set by the building surveyor and the design. Whatever system is specified has to be continuous, including at penetrations.
The durable notice
New homes should have a termite management notice, usually in the meter box, describing the system and its inspection needs.
Reporting, not treating
We inspect and report under AS 4349.3. Treatment, if needed, comes from a licensed pest manager.
